There are no Sunday open houses for the luxury home for sale at 2927 Darlington Run in Duluth, Ga.
“You have to have proof of funds from the lender just to have access to the home,” said broker Lance Hempen of Funari Realty.
His firm is listing Michael Vick’s former luxury home, now in Chapter 11 bankruptcy liquidation, for $3.45 million. The eight-bedroom, 11-bathroom house has all the amenities, a movie theater and golf simulator, a full workout room with a separate sauna and shower.
Is the workout equipment included?
“That’s negotiable,” Hempen said.
The house went up for auction in March, when Vick was still in federal prison, but nobody bid on it. The 20,000-square-foot home had required a minimum bid of $3.2 million. It wasn’t an outrageous price. Vick had bought it in 2005 for $3.77 million. He reportedly owed the mortgage company $2.8 million.
“It certainly is challenging right now,” Hempen, whose firm specializes in high-end housing, said of the recent economic climate. “Things have gotten better as a whole lately. We’ve actually had a pretty good amount of activity recently with all of our homes — that home included. There have been several offers. None of them have closed is all I can tell you. We felt like we were very close at times. None have made it to closing.”
The gated community is adjacent to a TPC golf course at Sugarloaf Country Club, site of a yearly PGA event. Hempen said Vick’s former home was the nicest lot on the street, on 11/2 acres with plenty of privacy.
The “gorgeous” master suite has a private sitting area with access to a private balcony, overlooking a lake. The best feature is a two-room walk-in closet, his and hers, with a separate “shoe room” — basically, a little cubby off one side that has custom-built cabinets,” Hempen said.
The other bedrooms also have their own walk-in closets — “tremendous walk-in closets” — and a private bath. “They’re really guest suites,” Hempen said.
